Emerson Properties is committed to providing quality ongoing management services that ensure our property owners enjoy peace of mind knowing their properties are well taken care of and that our tenants remain loyal renters. Our team has been managing rental properties in Central and Western Massachusetts since 1997, giving us the foresight needed to manage with knowledge and experience.

Our management services ensure we address all tenant interactions:

  • Collect and manage all rents and security deposits
  • Respond to all maintenance requests and provide emergency services to tenants
  • Handle all tenants’ requests and disputes
  • Manage all leases & contractual obligations by owner & tenant
  • Comply with all Fair Housing rules, laws, and regulations
  • Perform interior and exterior inspections twice per year
  • Manage back rent collections and initiate eviction processes
  • Work with legal counsel for any eviction process
  • Perform property condition move-out review with tenant prior to security deposit return

Investor Reports

Our technology allows you to stay connected to your investment.

As the Investor, we electronically track all aspects for each property for you. We provide reports on monthly income and expenses with copies of all invoices to our owners. Reports are automated from our rental property software, and landlord rental deposits are transferred via ACH to owner operation accounts provided by our clients. Each month you will receive direct deposit payments and a report which includes:

  • Collection of rents and fees
  • Payment of all bills authorized by investor
  • All bank reconciliations & account tracking
  • Full computerized management transactions.
